Scrolling While They Shop
The Scrollers Know. Price the Entry Point Right.

A client-education brief on how serious buyers actually shop and why the first days on market decide whether your home is captured or scrolled past.

Executive Summary

Serious homebuyers hit that refresh button multiple times a day. We are a scrolling society. Buyers scroll to shop. The day your home becomes active, they are already in the market; comparing a specific area and a specific price range on Zillow, Realtor.com, and the other marketplace exchanges. You have a few seconds before they move on.

The best entry point is not "testing the market." It is aggressively pricing off the most recently sold similar properties nearby. An overpriced home does not make it look more valuable. It makes it look disconnected from the market. Miss the early batch of serious buyers in the first week or two, and you fall into the pile they are already scrolling past. Then the price cuts have to get even more aggressive later.

Buyers Scroll to Shop

Put yourself in a buyer's shoes. Think about the last thing you bought on Amazon, Target, or any other site. You scrolled. What did you see? The main picture and the price.

That is exactly how they shop for homes. The scrollers know. They see a photo, a price, and an area they have already been watching. A few seconds later, they have moved to the next listing.

Serious Buyers Are Already in the Market

The day you list, serious buyers have already been shopping for weeks or months. They do not show up after your home hits the market. Yes, new buyers enter every day, but they are part of a continuous cycle of people already looking online.

Serious buyers are already searching a specific area and a specific price range. They already know what they want. They are already scrolling Zillow, Realtor.com, and the other marketplace sites where a professional profile will be set up for your home.

When we list, the job is to make the entry point successful and capture those early serious buyers. "Early" does not mean brand-new buyers. It means there is no reason for your home to sit for weeks. People are already shopping. Some hit refresh three to five times that day, maybe ten, just to see if anything new popped up.

The Best Entry Point Is the Right Price

Aggressively price the property off the most recently sold similar homes nearby. Do not test the market. Do not overprice it.

Serious buyers know what it is worth. They have been shopping and comparing for days, weeks, even months. You do not want to miss that batch and become another home in the haystack of overpriced listings.

Most Homes Are More Similar Than Sellers Think

A lot of homes in our area were built by the same builders, in large communities, with a handful of floor plans. Unless you truly invested in unique, valuable features, the home is usually not as one-of-a-kind as it feels.

A nice lawn. An accent wall. A new bathroom fixture. You know those details. The scrollers will not. They will see a picture, a price, and an area they have already been watching.

Trust that. They know what homes are worth in your neighborhood because they have been doing their own market research — constantly, painstakingly — comparing every listing in their target area, price range, and bedroom count.

Do Not Look Disconnected From the Market

Make sure the home is not disconnected from the market. An overpriced home does not make it look more valuable. It makes it look disconnected from the market.

The scrollers know what your home is worth.

Miss the Early Batch and You Pay Later

Miss that first wave of serious buyers in week one or two, and you fall into the pile of homes people are already scrolling past. Then the price cuts have to get even more aggressive later.

Do it right from the beginning:

  • Price right from the beginning.
  • Present the home as professionally and cleanly as possible from the beginning.
  • Have an agent who will relentlessly follow up with buyers and fiercely negotiate on your behalf.

An overpriced home does not make it look more valuable. It makes it look disconnected from the market.
