The First Wave of Buyer Interest
Tommaso The Realtor

Tampa · Brandon · Riverview · Hillsborough / Pinellas

The first two weeks after you list are the most important.

The market talks to you through the lack of showings, the number of showings, and the offers. That first wave of buyer interest is when you find out if the listing is working.

Serious buyers are already in the market

When you go live, they are not just arriving. They have often been scrolling and shopping your neighborhood for weeks or months, sometimes before you even considered selling.

They are watching what pops up.

They are scrolling past or clicking in.

They are hitting refresh.

Some are getting automatic alerts the second a new listing hits their search portal.

They know what homes are selling for.

Even more important....they know what homes are not selling for.

Do not look disconnected from the market and get scrolled right by. Time becomes the enemy the moment that first wave misses you.

The 3 P's

When you list, think in three:

Preparation. Presentation. Pricing.

If those three do not line up, you miss the first wave of serious buyer interest.

Even with high inventory and more homes to scroll past, you can still stand out for the right reason instead of getting skipped for the wrong one.

No one-size-fits-all

Strategically prepare the home with a plan built around your situation. There is no one-size-fits-all approach. Each home is unique, like a book. There is a different story behind every door and under every roof.

Strategic preparation, plus the right presentation and the right price, is how you catch that first wave.

Preparation. Negotiation. Results.
